“I took a map, closed my eyes, and pointed,” said Jeff Hunt, Dunes Real Estate agent, of how he found Hilton Head Island; how he found home. It was the early 1990s, and the entrepreneur had sold his interests in his Charlotte businesses, including residential and commercial real estate investments and a successful sportswear company, and was looking for somewhere to take his RV. Following that fateful finger-landing on the island, he said, “I came down and absolutely loved it.”

A boots-on-the-ground kind of guy, Hunt applied the business lessons he culled from years of building profitable companies and his elemental talent for relationship building, and ventured into unknown territory, literally. While studying for his real estate license, Hunt connected with agents at Dunes Real Estate who would take him along on property visits, where he learned about the local communities and began his education in the know-how required of successful Realtors. “At the time, Dunes had a kiosk in the old Mall at Shelter Cove,” he said.

“The amount of foot traffic was terrible, but I volunteered for it. I wanted to meet somebody—anybody. One of the first people I met ended up buying a $1.2 million house.”

Hunt’s former professional life and his Lowcountry life co-mingle beautifully, all to the benefit of his clients. “No matter the end use, there’s almost always an investment component here,” he said. “I can look at an asset as just that, an asset; finding ways to create revenue streams from that asset is very important. I can show people how to make it work. I built a spreadsheet to help people better see how the numbers might work in their favor. Sometimes these things aren’t as black and white as they appear.”

Beyond helping clients realize their real estate dreams, Hunt’s heart is with local children and teens. “Growing up, resources were limited,” he said. “I put together my first bicycle with parts I found over time at a junkyard. I bought a socket set from King’s Department Store for $2.99 and put it together. Now, and for decades, I have given away bikes for Christmas.” Last Christmas, Hunt and his wife Christine personally gave enough bikes to The Boys & Girls Club and Deep Well for 150 children and are planning to do it again this year.

“I love people, I love real estate, and I love problem-solving,” Hunt said. His calm demeanor, patience, and ability to listen builds solid relationships, allowing him to not so much sell real estate but allow people to buy. Sharing his island life with Christine, the couple are living the life most of his clients are aiming for. “The lifestyle is hard to describe. Everything here is exponentially better. I have found my happy place. As my former broker Bill Baldwin used to say, ‘It’s all about Spanish moss and moonbeams.’”

There’s certainly no place like a Lowcountry home.

What would be the most valuable piece of advice you could share with potential homeowners?
We really make an effort to get to know our clients and their families. We encourage them to share everything they are looking for — whether it’s a certain price point; a particular view; certain amenities such as golf, tennis, water activities; or the social activities they desire in their new community. This information helps us focus on just the right properties as we narrow the focus in finding their new home.
 
In this digital age, do you correspond with clients via text and email primarily, or do you still prefer an old-fashioned face-to-face meeting or phone call?
While there is still no better way to interact with someone than face-to-face, this digital age also requires us to be flexible and innovative in reaching our prospects and clients. Our team utilizes a variety of tools to provide service to our buyers and sellers including email blasts and newsletters, and local print and radio campaigns. I use e-mail, text, Skype, the telephone, and handwritten notes to communicate with my clients. I prefer speaking to clients in person, whether it’s in my office or over the phone, as I believe information can easily be misinterpreted through text messages and e-mails.

An Emory University graduate and originally from New York City, Kevin Quat has a dynamic background that is evident from the moment you meet him. Outgoing and welcoming, he doesn’t know a stranger. Since 1973, I’ve listened to the needs of buyers and sellers and have assisted both successfully.

What is your favorite part about selling the Lowcountry lifestyle?
My family started vacationing on Hilton Head Island in 1961, and I began working for Sea Pines Company and Charles Fraser in the summers then permanently after college. I believed in Charles’ vision of the Lowcountry lifestyle—to develop high quality real estate while preserving the island’s natural beauty. It’s this beauty and the enjoyment of our beaches, sounds, creeks, and forests that exemplify the Lowcountry lifestyle, whether you enjoy it on a bike, in a boat, or in a golf cart. My favorite part is helping my clients find a property that gives them easy access to all of it!

What is the most valuable piece of advice you could share with potential homeowners—something most people would be surprised to know?
I advise clients to buy the best location they can afford. We all know the saying, “Location, location, location,” but it’s true. More often than not, the lot, neighborhood, and view are more important for value in the long run than the structure.

In this digital age, do you correspond with clients via text and e-mail primarily, or do you still prefer an old-fashioned face-to-face meeting or phone call?
There’s no substitute for personal contact. To physically walk a property and have a real-time back and forth conversation is invaluable. Texting and e-mailing are fantastic tools for following up and sending pictures and documents quickly.
